We aren’t a corporate void that raises your rent every month, we’re real people whose job it is to see you succeed. The Village is a family legacy, fostered by Jeff, Jose, Carlos, Coleman, Lydia, Joslyn, Josie, Corriene, Robin, Daniel, Carol, Maggie, Lauren, Cory, and all 200 of the Stonatto Development construction crew who made this place real. The Village is about people. That’s what makes us different. That’s what makes us matter. That’s what makes us unique. What type of businesses are allowed? The Village welcomes a wide range of businesses, including beauty services, lawyers, medical practitioners, consulting firms, and more. The following business types are not accepted:• Retail Auto Dealers• Nail Artists• Child Care Services• Animal Care Services• Food and Beverage Services• Dispensaries• Music Studios• Film Studios• Dance Studios• Podcast Studios OFFICES ARE FOR COMMERCIAL USE ONLY! WE ARE NOT A RESIDENTIAL BUILDING! How long are the agreements for? All offices come with a month to month rental agreement, and may be terminated at any time with a 30-day notice to vacate. Tenants may occupy their office for as long as needed. Monthly rates are fixed, with payments due between the 1st and the 10th of each month. If the rental payment is not submitted by the 10th of the month, a late fee will be applied on the 11th. Is there parking? We offer both assigned tenant parking and unassigned parking in our garages underneath the building. Parking is free, at no extra charge to tenants or guests. Due to our current limit of 30 total spaces in the assigned parking garage, we only offer assigned parking to full time tenants (ie 40 hours per week). Tenants may request an assigned parking space free of charge, limit 1 parking space per office. Tenants may also be placed on a waitlist for an assigned space, if there are no spaces available. Tenants are not guaranteed an assigned parking space. What utilities are included? The fixed monthly utility fee covers electricity, heating and air conditioning. We do not offer wifi or telephone services, and there is no running water inside of the offices. Tenants are able to fill up portable water tanks by using the taps located throughout the courtyard. What are the rules? Offices are for commercial (ie business) use ONLY! This is a commercial office building, NOT APARTMENTS OR RESIDENCES! Fines may be imposed on both tenant and landlord by the fire department, City of Lakewood, County of Los Angeles or State of California in the event a usage violation occurs. Offices may only be used for approved businesses. Proof of business is required in order to qualify for a rental, which can be a business card, website, social media page, or business license. What’s required? In order to be eligible for a rental, you will be asked to provide a valid photo ID, of which the leasing office will keep a photo copy on file, and proof of business, which can be a business card, website, social media page, and more What are the hours? The Village offers 24/7 access for all tenants, and public access from 8:00 am-5:00 pm. What are the accepted payment methods? Accepted forms of payment are-• Cash• Check• Cashier’s Check• Money Order Are pets allowed? We are unfortunately not a pet friendly building, and do not allow animals in the building. Trained service animals are permitted, and those with services animals may be asked to confirm what actions the animal is trained to perform. Emotional Support Animals (ESA) or Therapy Animals are not permitted. How can I tour an office? Offices are shown via appointment only, walk-ins are not accepted Appointments are free of charge, and a deposit is only required if you would like to move forward with an office. Proof of business (ex: business card, website, social media page) is required.
